Unlike resort cities built around a single hotel strip, PV is a real city with distinct neighborhoods — each with its own personality, price range, and pace. A couple looking for rooftop cocktails and gallery walks will have a very different experience in Zona Romántica than a family that needs space, a pool, and proximity to the airport in Marina Vallarta.

For Couples and Honeymooners: Zona Romántica

Zona Romántica is where most couples end up — and for good reason. The neighborhood has the highest concentration of restaurants, bars, and cultural attractions of any area in PV, all packed into a walkable grid. Los Muertos Beach is the social anchor, with beach clubs, vendors, and the iconic pier. At night, the cobblestone streets fill with live music drifting out of open-air restaurants.

The rental market here leans toward stylish one-bedroom condos and studios, many in newer mid-rise buildings with rooftop pools, gyms, and bay views. If you want a romantic vacation where everything is on foot and the energy is high, this is the spot.

For Families: Marina Vallarta

Families — especially those with younger kids — tend to gravitate toward Marina Vallarta. The neighborhood is quieter and more spacious than downtown, with wide sidewalks, a golf course, and a marina boardwalk that's stroller-friendly. The beach is calm and shallow, better suited for small children than the waves at Los Muertos.

Rental properties here skew larger: two- and three-bedroom condos in gated complexes with pools, parking, and sometimes playgrounds. You're also only 10 minutes from the airport, which matters when you're wrangling luggage and kids.

For Beach Lovers: Beachfront South (Los Arcos Area)

If your top priority is waking up to the sound of waves — actual beachfront, not "ocean view from the 12th floor" — the coast south of downtown near the Los Arcos Marine Park delivers. These hillside neighborhoods south of Zona Romántica are where Puerto Vallarta's most spectacular properties sit. Think private villas with infinity pools cascading toward the bay, full-time staff (housekeeper, cook, gardener), and the kind of views that make you forget you have a phone.

The trade-off is walkability — you'll need a car or taxi to get to restaurants and nightlife downtown. But many guests don't mind. Several villas offer private chef services, and the cove beaches below are among the most beautiful and uncrowded in the bay.
