Puerto Vallarta and Cancún are Mexico's two most popular beach destinations for American and Canadian travelers — but the experiences they offer are remarkably different. If you're trying to decide between them for your next vacation rental trip, the comparison comes down to what kind of vacation you actually want.

The Short Answer

Choose Puerto Vallarta if you want a walkable city with character — cobblestone streets, locally owned restaurants, neighborhood culture, and a Pacific coast setting surrounded by mountains and jungle. Choose Cancún if you want a purpose-built resort strip with Caribbean-blue water, massive hotel infrastructure, and easy access to Mayan ruins.

City vs. Resort Strip

This is the biggest difference. Puerto Vallarta is a real, functioning Mexican city of around 300,000 people. It existed long before tourists arrived, and that history shows — in the architecture, the food scene, and the way each neighborhood feels distinct. You'll eat at the same taco stands as locals, shop at markets that serve residents, and walk streets that feel lived-in.

Cancún's Hotel Zone is a 14-mile sandbar lined with mega-resorts, built for tourism in the 1970s. The upside is flawless beaches and predictable infrastructure. The downside is that stepping outside the hotel zone into downtown Cancún is a jarring shift that most tourists never make.

Beach Comparison

Cancún wins on water color — the Caribbean side of Mexico has that iconic turquoise clarity that the Pacific can't match. Cancún's beaches are also wider and sandier.

Puerto Vallarta's beaches are beautiful in a different way — more varied, more cove-like, and backed by jungle-covered mountains rather than hotel towers. The water is warmer in winter and the surf is better. PV has beach diversity: Los Muertos for socializing, Conchas Chinas for seclusion, Mismaloya for snorkeling, Yelapa for a day-trip adventure.

Food and Dining

Puerto Vallarta has the clear edge. The city has become one of Mexico's top food destinations, with Jalisco featured in the 2026 Michelin Guide. The range runs from $2 street tacos to chef-driven tasting menus, with quality concentrated in Zona Romántica and El Centro.

Cancún's Hotel Zone dining leans heavily toward chains and resort restaurants. Downtown Cancún has good local food, but most tourists don't venture there.

Puerto Vallarta's rental market is especially strong for beachfront properties that still feel residential rather than resort-like. Getting There

Both cities have international airports with direct flights from most major U.S. and Canadian cities. Puerto Vallarta's airport (PVR) is notably closer to the main tourist areas — 10–25 minutes depending on neighborhood — compared to Cancún (CUN), which can be 30–60 minutes from the Hotel Zone depending on traffic.

The Verdict

Puerto Vallarta is the better choice if you value walkability, food culture, neighborhood character, and a vacation that feels like living somewhere rather than visiting a resort. Cancún is the better choice if Caribbean water color is non-negotiable, you want all-inclusive simplicity, or you're combining your beach trip with visits to Mayan ruins.
